aktivitas di waktu petang...

We have a small 'pond' behind our house in Sg Buloh. So, immediately after work yesterday I took the opportunity to fish. Interesting eh?

Earlier today, I went over to a lawyer's office to sign my loan agreement. The number of signatures and initials that I signed was a lot!!! In case you don't know, all those pages needed to be initialled!!

New friends from jam tank

A couple of days ago, I registered myself in this forum called Jamtank. It's basically a forum about/for aspiring musicians in malaysia. It's a place where aspiring musicians meet up in the cyberspace and discuss about rock music and stuff. Kinda a cool 'place' actually. I've not had enough opportunity to read everything as yet in the forum but I did have some postings!! If I can remember correctly, I had registered myself in this forum about 2-3 years ago. That time,I wasn't an active member but had the opportunity to jam with band that I met in Jamtank.

So I guess, after 2-3 years, for whatever the reasons were, I decided to pay a visit to the forum again and have to registered myself again. I had a quick look at the 'bandstand' thread. This is the thread to look for if you're looking for some jamming kakis...

So there was this guy who apparently had the same taste of music as me so we decided to meet up and hopefully jam together when the time comes. It's been so long since I've been to a jamming session. Well, frankly speaking, I'm so bad in music but come to think of it, it shouldn't be difficult to jam Ramones songs isn't it? So last night, we had a meet up and he brought along his circle of friends which I think it's very nice of him.

If can recall their names,

elton - (ex-dust component drummer with influenced from death/black metal music. He's got himself a cool tattoos as well).

Stan -(the guy with the Dream Theater t-shirt. he wants to start-up a complicated heavy metal band and prefers mustaine to hammet).

Najib -(nice specky guy who plays the guitar).

Jay (the guy who works in KPMG. Plays drum according to the book...)

Ramin (the guy who I got to know in JamTank. Nice guy and perhaps, more or less have the same taste of music as myself...)

The nerd dude...(I can't remember his name but he looks like a nerd and plays in a band that performed in hotels, events and stuff...apparently his musical influence is jazz...)

So we talked about music,bands, the underground scene, gigs, etc the whole night. It was fun as i hadn't had such conversation for a long-long time. Maybe the last one I had was 6-7 years ago. Apparently, all of us have different taste of music and perhaps who knows we'll get to jam one of these days...

What ever it is, hope i'm not wrong in saying this, music connects people and through rock music via jamtank, I met these cool guys that I thought never existed in the land of Malaya...

Quarterly review...

We are approaching the 2nd quarter of 2009. Personally, for the last 3 months I think, I've done well in certain aspects of my 2009 objectives.For example, one of my aims is to purchase 2 properties before the end of the year. Alhamdulillah, I've been able to achieved it and one of the properties has been tenanted and another is waiting to be tenanted. I hope to get it tenanted before the end of next month...In terms of my investment properties objectives, I hope, if things goes well, I am contemplating of purchasing another property before the end of the year....

ANother objective that I've successfully met is to finish off my bike's loan. Yeap,there's no more outstanding dues and I am now selling off my bike to a lucky owner (whoever he/she is)

In terms of my ASB, I really do not know whether I can reach my target but I think, i'm 50% there. Hehehehe...

I'm looking forward for the next 9 months of 2009. There's a lot more to achieve and I believe I can. Sometimes, we can always plan. But,to actually doing it is a totally different thing. One of the objectives that I have failed to achieved is my golf game. Hehehehe. For the last couple of golf rounds, I've been playing bad. Perhaps, I need sometime off away from the game for the next 2 weeks. Like I mentioned earlier, I wanted to improve my game and play as a 12 handicapper but at the looks of things, it's gonna be tough...but do-able....

Mr A and Company X



Earlier today, I received an assignment from a principal. Basically this guy, Mr A would like to have a claim against Company X for negligence. So, earlier today, I had an opportunity to talk to Company X and see what's the fuss is all about. I went there, had a chat with the manager and gathered all the necessary infos with regards to the circumstances of the loss. Funny I guess, but what the hell. I'm just collecting info and it's not me to decide who's wrong and who's right. Mr A is claiming that Company X did not take proper care for their equipment which resulted to his 'trauma'. Mind you, can a pump hose (fuel pump hose) could cost trauma to a person?

I haven't had the opportunity to talk to Mr A as yet but it should be interesting to hear what's he's gonna say on the alleged accident. From what i've gathered, there's two contrasting stories and each party claimed that they are right. Like I said, it's gonna be interesting to hear what Mr A will say about Company X.

Anyway, my point here is, we are living in a very complex world nowadays. It seems that everyone is trying to take advantage on everybody at one point or another. Because of greed and the love of money, people change and will go to a certain extent to get the money (no matter the method is right or wrong). From the example above, in my own personal opinion, somebody there is out to get free money out of thin air. I might be wrong but I have a strong feeling that's the case here....

Now, if we let money control us, I'm sure, we will lead an unhealthy life. If you want more money, it basically means you gotta work smarter and a wee bit harder. I also believe, if you seek money in life, the money won't come to you at all...but if you seek happiness...it will come in so many ways that you least expected it...

Tengok Motor........


I had an uneventful days for the last couple days. Things are pretty much slow. Anyway, just an update, I've completed writing my soon-to-be out 'book'. I'm a bit nervous but at the same time, looking forward for it. I've never written a 'book' before so it should be interesting. It should be out in the next one or two weeks time. It's not a story book per se but something that I can relate on with my work. Like i said, it should be interesting and we'll see how it goes....

The other day, an uncle from JB called me up to have a look at my bike. So off I went and see this uncle somewhere Bukit Tunku area (of all the places in KL, I wonder why did he choosed Bukit Tunku). Anyway, we met, and he took a good look at the bike. He even brought his whole family with him. He told me that my bike is the 4th or 5th bike that he has seen on that day. He briefly told me that he had a good look at Kawasaki Voyager in Batu Caves (I think I know this dude)...

Because his wife, daugther, son-in law and the grand-daughter were there, he said he wanted to test-ride the bike. I said ok and tested it. A few minutes later, he came back and said to me, he wants the bike. And he is prepared to pay RM38k for the bike. I smiled and said...sorry uncle, the bike it's not an urgent sale and if you could offer a higher price, I might consider. Hehehehe. So there's that...

Later during the night, I received a text message from a weird number. I think it was from singapore. Anyhoos, this guy (Ong) said he is willing to pay about rm40k+ without even looking at the bike. I said, he should view the bike first of all and then we can decide on the price. It's fair that way isn't it?

Other things being said, like i mentioned earlier, things are pretty quiet on my side. The flats are going according to plan. The loan application for both flats has also being approved. Perhaps, it's time for me to start my Phase II plan for 2009....

Maximum bidding..............

For the past few days, I've been following some of the auctioneer's website and been looking at few properties that interests me. Well, obviously, by looking at those listings, you will be spoilt for choice. So many properties yet limited resources. I have to admit though, I do have limited resources and i stick with my budget whatever happens.

So it got me thinking to a certain extent, when I wanna buy a property especially via auction, how do I actually determine the maximum price that I can bid. For example, if the property's reserve price is at RM60k, what will be your maximum bidding price that you wanna bid....hrmmm......simple question but a wee bit complicated to answer in a single sentence ehh?

Of course, the reason for me getting a property via an auction is to make some money and hence, what would be the point of getting one if the price that I'll be paying for the property is almost if not, the same as the market value of the property? I'll be wasting my time and obviously my money isn't it?

In saying that, if the price is to low, I would assume that there would be a long list of bidders for the property. You wouldn't wanna enter into a bidding competition with 10 other bidders. Your chances of winning is pretty close to nil I would say as there will always be THAT someone else that have a higher budget than you....

Hence, I would like to think that it is quite important that you should be able to calculate your maximum price that you wanna bid for a property as well having a higher possibility of making money from your investment....

For example, let's say that a reserve price for a low cost flat somewhere in Pelangi Damansara is RM55k. After making few calls, you found out the rental there is about RM550 (I'm assuming the rate is RM550. It could be higher and it could be lower). So that will give you an annual rental of RM6600. Let's assume the maintenance fee is about RM60 per month (perhaps lower). Then estimate repair cost will be about RM4000 and you expect a yearly rental return about 8%. A simple calculation shows that you'll get RM5880 of net return (RM6600-RM720= RM5880). So perhaps the maximum price that you could bid would be Rm5880/8%= RM73500. Bear in mind that we have not taking into account the repair costs, stamp duty, legal fees, etc...Let's assume the other costs would be about RM7000. Hence, the maximum bid for the property would be RM73500-7000=RM66500. Errr....do I make myself clear here? Hehehehe

Another way of doing it is to calculate the expected ROI of the property. Taking the example from above, and let's assume that you would expect an ROI return of 9%. Hence, RM5880/9%=RM65300. Less RM7000 of other costs, the maximum bidding price would be RM58300. Again, I would like to emphasize these are all assumptions and it could be higher or lower depending on your luck and circumstances. Hehehehehe

If you are lazy to the maths (sometimes I'm just too lazy to calculate), you can always based your maximum bidding price on the market value of the property.To a certain extent, by comparing the market value of the property, you can have an idea of how much or how far you would want to bid for that property. For example, if you know the market value of the property is about RM65000 or RM66000, you wouldn't wanna bid higher than that. Would you? Certainly I won't as why would anyone buys a property via auction more than the market value. The reason for buying a property via auction is to get a property that is lower that its market value.... The best way of making some money is to get a property that is about 20% below its market prices.

I would like to emphasize here that, in theory, these are just assumptions and my own personal opinion. It could be different in the real world as most of know. So, like I always said and always do, seek more knowledge and talk to the experts before buying a property especially if you are buying one from auctions....

Ulat....Ular....or whatever you wanna call it..

A few days ago...I advertised my bike in Muday.my. I'm selling it off for RM47k and the price is negotiable. So last night, I received a call from a guy who calls himself shah and he mentioned that he is quite interested to buy the bike. So he suggested that we should meet up and I said ok. He said he's from somewhere near the Batu Caves area and I suggested that we meet up in Restoran Pandan in Jalan Yap Kwan Seng. He however replied that he is not familiar with the roads in KL and I felt something was not right....

So we agreed to meet up in Restoran Haslam near Tawakkal hospital and I arrived there at about 15 minutes before 10pm. He showed up a few minutes later and I saw a familiar face. From that moment, I knew that he is not buying the bike for himself. At the back of my mind I remembered his face and the way he talks as this was the guy that I met a few years ago when I wanna sell off my Honda Shadow. At that time, he offered a very low price for that bike so I wasn't really interested.

Anyway, I think he didn't recognized me and he took a good look at the bike and he said that he has only RM40k. I said to him, well, I got someone that is willing to buy at a price which is more than what he offers and unless he matches the other guy's offer...I said the bike will be sold to the highest bidder. He was quite stunned when I said that. I knew that he is looking for an opportunity to buy it cheap and sell it off at a higher price for a hefty profit!!!

Knowing the fact this guy is basically a 'broker', I wasn't interested to continue talking to him. I despise people who likes to take advantage on others. You want something quality, then you'll just have to pay for it my friend....

A few minutes later...a friend of mine arrived at Restoran Haslam and suddenly this 'broker' said this he has to go and will contact me soon. I said 'whateva dude' and I knew that he is not comfortable with the situation as this friend of mine apparently knew this broker!! After the broker left, I spoke to my friend about this broker and we laugh our hearts out. Damn!! Talking about taking opportunity...this broker really know how to take advantage on the other people eh...Making money from think air....Geeeezzzzzzzzzzzzz...........

Anyhoos....there's no way that I'm gonna let the bike to be sold to people like the idiot. Sorry for my language but that's how I felt anyway. I think, to a certain extent, there are a lot of people out there that are always trying to make money out of thin air. You wanna make money? Hey...there are a lot of other ways that you can do.... There will always be people who will try their level best to take advantage on others. So beware my friends of these snakes....Be bold and be brave .........

Mega Auction!!!

Yesterday, i knew that there was a mega property auction going on. So basically it means, an opportunity for some of us to get a property or two at a price below than the market value.

Why we buy properties via auction in the first place? Well, the number one reason is to get a property that is well below its market price. For example, i bought mine for 35k and the market value of the property is somewhere between 50 and 60k. Not too bad I think. Why bother buying a property via an auction just to get a price that is 1k or 2k cheaper? Not worth the trouble isn't it?

When you get a property that is below its market value and you get it relatively 20% off the MV, later on, you'll be able to refinance it according to its present MV. For example, perhaps you bought a property via auction in Oct 2008 for RM80k. Maybe now, the MV for such property is about RM120k or RM130k. So you may refinance it according to the present MV. So after settling the 'dust', you may get some cash that you can use to buy moew properties...That's how some people do it all this while....even Azizi Ali admits it in his book...hehehehe

To a certain extent, I have to admit, I've made some mistakes with regards to my properties, but hey, i'm no angel. As of now, I'm much wiser and a wee bit clearer as what to do if I decide to buy more properties in the future....There will be more, I believe so but for the time being, like i mentioned earlier, I would like to see the progress of this 2 properties. I believe, one has already been tenanted and the other one is just waiting to be tenanted....If everything is hunky dory for the next couple of months...then I'll go to my phase II project!!

Btw, my loan application for both houses has been approved. Goodbye CIMB and hello RHB!!...
I need to go to RHB tomorrow and open up a savings account for my properties. Hehehe. I think it's a good way to track the transactions in the future. A special account for the properties. Cool isn't it?

SPM results..........

For the last couple of days, we've heard on the news that X amount of students get 10 A's or 11A's for the their SPM result. Well, first of all, I would like to congratulate of all them no matter how many A's or B's or C's or even D's that they might get. I had one of my relatives, she got 7 A's and 2 B's but was told that she was disappointed with her result....cheer up girl!!!...there's more to come!!!

Well...I remember during my SPM days, It was in 1994 and all I got was 3 A's. To a certain extent I was very happy with the result as I thought I'll get grade 2 or something like that. I wasn't a good student during those days. But still, getting aggregate 18 was quite an achievement for me. Hehehe. The reaction from my parents was very cold...I do not know whether they were happy or sad but there was practically no emotion at all....However, looking back at where I am now and compared it to the time when I was 17....I've travelled one hell of journey. Full of surprises, sadness, happiness and what have you....

It hasn't been easy I must admit...but I'm enjoying it. During those days, I've always thought that I need to study hard, get a degree and my future will be secured. Well...to be frank, having done all that, it does not guarantee my future at all. NIL!! What it does was, it gave me the opportunity to knock on the employer's door that were looking for recently grad students. So what do you do when you work for someone else? Well...your future is at the mercy of the employers...They own you and you're answerable to them. Clock in at 830am and clock out 5.30pm....Day in, day out.

Then you'll get your first pay check and of course, you're really happy. The next thing you do is to get yourself a car, fancy enough to impress your dream girl. Then comes the plastic card where you hope to pay the 5% monthly installments...At the end of every month, with only one source of income, you suddenly realised that you've spend more than you earn and yet, you still use the plastic card to pay for your expenses. Clubbing, sipping coffee at some fancy coffee shops will be the thing to do as you see your colleagues or friends doing the same thing...

So what do you do next? Get another plastic card. Hehehehe....Then comes the dating part. Dating for me means money. Movies, eating out doors, hang out...it costs money. You have not included your hobby as yet!! So what do you do? work like a dog with daily overtime and hope to make some money on top of your monthly salary. Well...it's good...but what causes you to do such thing? Obviously, there are some of us other there, spend freely than what they actually earns...

My point here anyway is, SPM for me is the first of many exams that one would face in growing up. At 17, well perhaps it meant a lot, but asking a 31 year old guy like myself, it's just another exam. The real exam is life. What you do today matters most!! In schools, colleges or universities, the teachers or lecturers, they don't actually teach us about life. They practically teach us how to pass the exams, get good grades and hope to enter a good company later.

Life is not that simple. Period!! Life can be hard and life can be easy. It depends on how you plan your life. So, if you don't have a solid plan of what you wanna do with your life for the next 1 year, 2 years, 3 years and so on, you better start planning now. With that plan in hand, you'll have a road map of where you wanna go and how you wanna get there. Sounds very simple eh?

It is simple indeed, but only if you put your heart and soul to it. It will mean nothing if you only scribble it on a piece of paper and let it be forever. I can't actually advice on your life's plan as only you, yourself know what you want with your life.

Sometimes, dreams are important. It makes us smile when we dream. So maybe perhaps, a good way to plan is to start dreaming. Hehehe. I know it's funny but perhaps, you'll get what you want later in life.....

The SNAKE...Sungai Petani........

Yesterday morning, I had to rush off to Penang to settle some important accounting issue with the Penang Branch. Travelling alone on the highway is boring but managed to reach in Penang just before lunch time.

Upon reaching the office in Penang, I spoke with the staff involved in finalizing the accounts but he was being very rude and unco-operative..I was really taken aback with such reception as before this the relationship between was good. However, yesterday was the total opposite. How people can change very easily especially when there's money involved eh?

Anyway, I kept my cool and I spoke at length about the problems and I said, I'm in Penang to settle this issue once and for all and I won't bother him again.

Well, the problem was, this group (about 3-5), let me called it 'THE SNAKE'. THE SNAKE was working with us for the last couple of years. We've always had a cordial relationship with them and communication with us was very smooth. Anyway, up until late last year, their performances decline and obviously complaints kept on coming in and of course from our side, we need to perform an internal audit as well enquiries to exactly know what was happening.

Apparently, THE SNAKE wasn't happy and without informing us, they quit and joined a competitor. That was ok I think. Anybody can leave if they are not happy. What's the point of working if you're not happy right?

As far as I'm concerned, I need to close/ finalize the accounts as soon as possible. But, this people, THE SNAKE, they left everything in a complete mess that I'm lost for words in answering the questions from the auditors with regards to the Penang Branch matters. All our calls, emails fell into deft ears so I said to myself, I just go there and try to sort out the mess....





So I went to my old office, which is now houses THE SNAKE's new office under a new name. Hahaha. Like I mentioned, the discussion (was there a discussion in the first place??) wasn't smooth as I hoped for. But at the end of the day, I got the figures that I wanted. That's the most important thing.

After all that, I thought to myself, I'd be better off visiting my other branches in Sungai Petani. It's been aeons since I last went to Sungai Petani. So after a quick call to my manager, we met up in Sungai Petani. Of course, we talked about lots of things, business potentials, improvements, what nots. By the way, do you know that the nasi lemak in sungai petani costs only 0.60 sen? I had 3 nasi lemak bungkus!!!!





After a quick visit to the office, I found a rather odd looking printer in the office. It was so odd that I have to take a picture of it. Hahaha. A custom-made ink-cartride I think. Maybe it was done awhile back but I've never seen it before....




Anyway, after spending time in the office, I said to my colleague that I'm too tired to drive back to KL in the evening and so I ended up spending the nite in Seberang Jaya in a hotel called Sunway Hotel. It's a fancy hotel but I was a bit lucky that my staff managed to get a room under his wife's corporate rate. So there's a lot of savings....(it is very important to have the right network!!!)




Anyway, a wee bit tired..Just got back from Penang....I kinda miss my Kecik a lot...So I'll continue writing later...

Danau....


I just came back from my weekly game of golf. I played in Danau UKM earlier today. Today is one of the few times that I really enjoyed playing. Well, I think that I've played reasonably well (according to my handicap that is....). The main reason that I really enjoyed today's game was because of the weather!!! The weather was sooooo fine today that I think I could play 2 rounds of golf without feeling 'drained'....

During the game, I made a new friend who apparently is continuing his studies in DBA. We spoke briefly about it and sounds interesting to me. Perhaps, when the missus completes her masters, I'll register myself to this course. He also spoke about UUM-KL is looking for a tutor. I told that I'm kinda interested in tutoring especially in management and accounting subjects...So we exchanged numbers and perhaps, he'll get back to me on that matter....

Anyway, I was briefly told that both of my flats are facing minor problems. One of the lamps in Kota D'sara is not working and the toilet in Desa Aman puri is not working as well...hehehe...Well, I hope the boys can settle it as soon as possible....heheheh...

Bowling....& Decisions....



I have just come back from my 'warming-up my bike' session. I took the normal route which covers about 75 miles from d'sara-shah alam-nilai-sg besi-d'sara. I was supposed to have a short ride with a friend to Cyberjaya but was cancelled at the last minute...

Anyway,I woke up a wee bit late today. Well..that's pretty normal for a Sunday eh? The reason being was, I have just finish up my writings very late earlier this morning. I think I slept at about 4 or 5 in the morning. . So hopefully, with the help of my friend, dodi, I'll start 'publishing' my first ever writings in the next few days....let's see how it goes....As I was about to sleep earlier this morning, Kecik woke up crying her lungs out. Pity her as she's down with fever

About 11 or so, I took kecik to the clinic and the doctor confirmed that she's having fever. The problem with her is that she doesn't wanna take her medicine. No matter how hard we tried, but she will spit the stuff out. Plus, she'll scream like there's no tomorrow. Hope she'll be ok in the next few days.


About 2pm...I went to Ampang bowling centre as promised. We had a small tournament and the tournament was organized by fellow bikers friend. It's good that someone took the initiative in organizing such a gathering as I took this opportunity to meet a friend that I've not seen for months!! Anyway, like i mentioned in my earlier blogs, I sucked at this game and today's game proved that I have no future at all in bowling. Hahahaha. Well...my average score was about 99. Quite reasonable for a guy who visit a bowling centre less than 10 times for the last 31 years....heheheh


Anyway, like I mentioned earlier, I just came back from my short ride. I dunno why but I felt a wee bit stressed up today. Well, I'm planning to dispose off my car. I have a feeling that my loan exposure is pretty 'big'....So I was thinking, by disposing one of my car, I'll free up some space...I also need to settle my personal loan in Bank Rakyat...not much left I think....

I have laid up some plans...and it's gonna take some time....but I'm pretty confident that if I take one step at a time, no pressure...I should be doing ok....

Who said the road to success is easy eh? Well..this is real life that we are dealing here. In order for us to move forward, we will sometimes face with unimaginable situations that requires efficient decision making. Just like in business...decisions that we make today, will certainly have it's effect either tomorrow, the day after tomorrow...and so on...Hence, I think, it is only true that we should make the decisions based on how we actually feel strongly about....Sometimes, there's no right or wrong answer....So, it's basically up to us to think and make a wise decision...

MRR2 on a Saturday


Earlier today, I had to go to Pandan Indah for an insurance survey. The meeting was scheduled at about 11am and I shoot off at about half past nine in the morning. I'm not that familiar with the road to that place but somehow or rather I vividly remember the MPAJ's location. Anyway, I missed the turning to Taman Shamelin as I was driving at Jln Loke Yew, so I had to make a left turn at the next exit (which means I have to use the dreaded MRR2). Upon reaching MRR2, the road was packed with cars/bikes/lorries. Geeeezzzzz..........I was a bit shocked and surprised to see soooo may cars of not moving on a highway!! Crazy....

I never expected the MRR2 to be 'this' busy especially at 10 in the morning. I think, it took me close to an hour to reach MPAJ's building. Unfortunately, upon reaching the place, I was told that the actual 'loss' had happened in Wangsa Maju/Setapak area!! So I was thinking to myself, this is just not my day and why we are not told of the exact location earlier!!?? After spending an hour in the car, and of course, searching high and low for the place, only to be told that the damage had occured in a different place. Sigh!!...

Anyway, as expected, I had to use the MRR2 again to go Wangsa Maju. It took me close to another hour as the traffic was soooooooooooooooooooooooooooooo bad!! I made some few calls to the person in charge, but I can't quite understand what was he saying. (this guy is apparently a bangladeshi!!). I wasn't in a good mood as I hate being stucked in a trafic and I really wanted to finish the survey as soon as possible but in the end, I decided not to proceed.

I called him up and said that I will come at another day and leave it as that. From Wangsa Maju to Jalan Kuching, the traffic was ok. Not as bad as from Cheras to Wangsa Maju. However, upon reaching Jalan Kuching, the traffic madness starts again!! Another 45 minutes till I reached the DUKE exit.

My point here is, traffic in KL is madness!! Even for a Saturday!! I really wonder how would the traffic looked like on working days...and of course.....rainy days....

Anyway...For the last couple of days, I've been busy running around submitting new loans applications for the houses. I'm not expecting anything this time, but the point is, I'm submitting to see each bank's responses towards my application. Who knows, when I refinance my flats later, one of these banks could give me a better rate...and plus, I've made new friends along the way!!!...

upset.........

I'm a wee bit upset last night. It bothers me somehow.....

The story goes like this...I received a call at about 530pm from my friend in CIMB. He basically told me that I won't be able to get the 90% loan for both houses. The maximum I can get is 80%. So that's like 20% of the balance I have to fork out my own money. That's like RM15k plus the legal feees......aiyaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaaa.........

The reason being was...I was told that I had many other commitments. Huh!!! Other commitments? Such as?....2 cars, 1 personal loan, 2 credit cards (no outstanding), 1 overdraft account and 1 property...Is it too much? hrrmmmmmmmm.............Yeah...maybe it's true what he said....

Anyway, after a long 'discussion' with my other half, few financial adjustments need to be done...

Let's see how it goes in the next few days..........

Soccer...and Ride!!



Last week, I advertised some of my unused golf clubs in various places such as mudah.my, mygolf.com.my as well as in my blog. I didn't expect that the response was going to be good. Anyway, I managed to sell off few items last Saturday and made few new friends as well. So, there's a lot of positives there. First, I managed to sell the stuff, second, they are happy as they get the stuff at bargain prices, and thirdly, we exchange contact numbers and perhaps maybe able to hit the greens together one of these days!!!

Perhaps, there are more stuff in the store room that I need to clear and sell it over the internet!! Stay tuned!!

Later in the evening, my ex-classmate from VI organized a football match somewhere in Shah Alam. I told him briefly that I can't even run nowadays but still he insisted that I should play. Hahahaha. Anyways, i went there, and obviously met some familiar faces that brought back a lot of my high school memories!! We're basically still the same, the same old jokes, the same name calling. Hahaha. We lost the match anyway. The score was 6-2!! Hahahaha

During the game, I met my ex-classmate in Form 3 who now drives a BMW Z4!!! Fecks!!! To a certain extent, I do wonder how a 32 years-old guy can drive such an expensive car (heard that he's in the oil and gas industry)..Good for him though!!


Yesterday, I had a short ride to Temerloh. The destination was supposed to be to Kuantan but need to get home earlier as the missus was not that well. Anyway, it was a good ride with only myself and two other friends. Eddy decided to head back upon reaching Bentong while myself and dodi continued our journey to Temerloh for breakfast.

We talked a lot of things over breakfast. Ideas, suggestions, comments, you name it and we talked about almost everything!! Well, actually, 80% of our conversation revolves around making or creating passive incomes for ourselves! Perhaps, some of the ideas that we've shared yesterday, would be able to generate some income at one point or another...(hint!! hint!!)

Anyway, after our goodbyes, Dodi head to Kuantan and I head back to KL on my own. Took my own sweet time and reached home shortly before 2pm. I had the opportunity to make a quick stop just after the Bentong toll to meet an old friend of mine. He was riding his CBR600 together with other superbikes riders!! I admire these people actually. They ride fast!! I mean, really fast!!
